Inspection Detail

A full inspection includes a thorough evaluation of the following areas and systems:

Exterior

•  Roof – Roof surfaces and flashing, gutters and downspouts
•  Foundation – Exterior walls, grading
•  Exterior Surfaces – Siding and trim; doors and windows
•  Attached Structures – Decks, porches, attached garage, stairways and landings
•  Other – Driveway/pavement, sidewalks, chimney structure

Interior

•  

Roof – Rafters, trusses, sheathing, ventilation, insulation, floor joists

• 

Foundation (basement/crawl space) – Walls, floor, visible girders, columns and posts, floor joists, headers, sub-floor and sills; waterproof integrity of dwelling

• 

Electrical – Main electrical service, main distribution center; interior wiring; wiring to heating system and major appliances; lights and receptacles

• 

Heating Systems – Furnaces and heat pumps, heating fuel systems including oil, gas and electric; water and steam systems, supplementary heating devices, including baseboard and solid fuel stoves

• 

Central A/C Systems – Exterior compressor; refrigerant lines and line insulation; air handler and ducts; condensate lines

• 

Interior Plumbing System – Water heater; water piping, waste and drain piping; plumbing connections and water pressure; plumbing fixtures in all bathrooms, including sink, bathtub/shower, and toilet; kitchen sink and garbage disposal

• 

Interior Surfaces – Walls, ceilings, floors, doors and windows

• 

Major Appliances – All built-in items including range/stove, oven, dishwasher, refrigerator, trash compactor, washing machine and dryer
