IMPORTANT TIPS FOR HOME BUYERS AND SELLERS

For Home Buyers

•  

There is no perfect home. Please don't expect it.

•  

Try not to bring children, relatives, or friends to the inspection. It creates too much confusion.

•  

Do bring pencil and paper; go through the home with the inspector and take notes. While you will receive a written report, the inspector can offer maintenance tips and other information as you go.

•  

The specific testing of air, water, septic, or other environmental aspects should be discussed prior to the inspection. Testing for lead-based paint, radon, etc. requires specific handling and equipment not included in a general home inspection. These items should also be included, if they are of concern, within the contingency of the Property Inspection Addendum.

•  

Remember... if you willing to invest hundreds of thousands of dollars in buying property, invest in a professional property inspection.

For Home Sellers

•  

Complete any repairs that you have committed to make or that you have found to be needed.

•  

Perform any routine maintenance that is needed, such as replacing light bulbs and furnace filters.

•  

Have heating and air-conditioning systems serviced by a licensed HVAC technician. Check for dirty burners or cracked heat exchanger. Keep receipts showing any work done.

•  

Check the plumbing to make sure that there are no drippy faucets, running toilets, or leaks under sinks.

•  

Clear away boxes and other debris from the furnace, air-cooling systems. Try to have items cleared away from under sinks.

•  

All doors, rooms, closets, circuit breakers or fuse boxes, etc. should be unlocked and accessible.
